Is your stone foundation coming apart?
Stone walls can have very different repair needs. A few deteriorated joints are different from a wall with loose stones or visible movement. We look at the condition of the foundation before recommending the work.

How we restore foundation walls
Why we use Gunite for stone foundation restoration
Gunite is concrete material placed with compressed air, with water added at the nozzle. Also called dry-mix shotcrete, it follows the uneven face of a fieldstone wall and creates a continuous restoration layer over the prepared surface.
For a suitable foundation, this lets us restore the existing wall without removing all of the stonework. The job starts with sound preparation. Reinforcement, anchorage, thickness, and curing follow the repair requirements. Learn how Gunite and shotcrete work.

Gunite or repointing?
Repointing replaces deteriorated mortar between stones. It can be an appropriate repair when the wall is sound and the problem is limited to the joints.
When deterioration is more extensive, Gunite may be an option for a broader restoration system. We’ll explain what we recommend for your foundation and why.
The condition of the wall comes first
A concrete lining alone does not resolve every cause of foundation trouble. Movement, settlement, and water conditions need to be considered. Some foundations require engineering, additional support, or replacement of damaged sections.
We also consider how the work affects your space. A Gunite lining covers the exposed stone face and adds thickness to the wall.

What affects stone foundation repair cost?
A wall with a few bad joints is a different job from an entire basement with deteriorated mortar. Photos give us a starting point. The onsite visit lets us define the work and give you a price for your foundation.

Can you repair a stone foundation without replacing it?
Often, an existing foundation can be restored. Whether Gunite is appropriate depends on the condition of the stone, mortar, and supporting structure. The onsite evaluation determines the proposed repair.
Will Gunite stop water from entering my basement?
Repairing deteriorated joints may reduce some water entry paths, but Gunite alone is not a complete waterproofing system. Gutters, grading, groundwater, and drainage can also affect basement moisture and may need separate attention.
Can Gunite fix a bowing or leaning stone wall?
Visible movement needs evaluation before a repair is selected. Gunite may be part of a designed repair, but the source of the movement and any needed support or engineering must be addressed.
How much does stone foundation repair cost?
The price depends on the wall area, condition, preparation, access, reinforcement, and repair scope. We provide a free onsite estimate so you know what work is included.
How long does the work take?
Timing depends on the size and condition of the foundation and the required preparation. We discuss the expected schedule, access needs, and curing with you when we prepare the estimate.
Will the original stone still be visible?
The stone generally remains behind the repair, but the Gunite covers the face where it is applied. If preserving exposed stone is important to you, tell us before we select the repair approach.
